The 39 North team listened to local input and made substantial revisions, demonstrating a commitment to replacing blight with a hotel, commercial spaces and achievable housing with upgraded amenities and a development that reflects Kings Beach’s community priorities and values.

DEED RESTRICTED ACHIEVABLE APARTMENTS

Shortened building length from 247 feet to 192 feet (22% reduction) and reduced the height at both ends of the building from 4 to 3 stories

Added a dog park and tot lot for the community

Added a barbecue and picnic area for residents to gather and socialize

Increased bike and gear storage area

Added a mix of 13 studios, 25 one‑bedroom, and 13 two‑bedroom apartment layouts for a total of 51 units and 64 bedrooms to accommodate and provide more housing flexibility

Expanded parking from 50 to 62 spaces (24% increase) in response to resident concerns

Refined the architectural design through a mixture of building materials and architectural variations


HOTEL & COMMERCIAL

Redesigned architecture to better reflect "Old Tahoe" character

Reduced building height from 6 floors to 4 floors (75 feet down to 56 feet—a 25% reduction)

Scaled down room count from 179 rooms to 132 rooms (26% reduction)

Maintained parking capacity at 189 stalls to ensure adequate guest and visitor parking

Relocated vehicle access from Highway 28 (North Lake Boulevard) to Salmon Avenue to reduce traffic impacts

Introduced a variation of building materials for the hotel and a mixture of various ground floor level facades for the commercial spaces.
TOWNHOMES

Created open space and visual breaks between townhome buildings for better neighborhood integration

Revised architectural style to embrace a more authentic "Old Tahoe" aesthetic
