
DEED RESTRICTED ACHIEVABLE APARTMENTS
North Lake Tahoe faces an acute housing crisis, with hundreds of local workers commuting long distances each day to keep businesses running. To help address this challenge, the Deed Restricted Achievable Apartments at 39 North will provide units for local workers only—where no units are required by the County—reserved for residents employed within the Tahoe‑Truckee Unified School District boundaries, helping retain essential personnel close to where they work.
The apartments will be located directly across from the former Caliente Mexican restaurant, which has been closed for two years—underscoring the reality that businesses along the corridor are shuttering and not reopening. Projects like 39 North are essential to reversing that trend by bringing residents, workers, and renewed investment back to Kings Beach.

The building has been thoughtfully redesigned in direct response to community feedback to offer a more comfortable, convenient living experience for residents. Key features include:

Quality construction and finishes will be similar to the Marlette project in Carson City, also developed by Kingsbarn
In addition to well‑appointed apartments, 39 North will offer shared outdoor amenities that welcome the broader community to gather and connect. A central feature is a dog park and tot lot that invites residents and neighbors to bring their pets and children to play, creating an easy, everyday gathering spot. Together, these outdoor spaces are designed to foster casual interaction and strengthen connections among neighbors.
