The project is located within the commercial corridor of Kings Beach that has been slated for redevelopment. The hotel and retail will be built along North Lake Boulevard from Raccoon Street on the west to Fox Street on the East. The townhomes will be built along Fox Street and Salmon Avenue. The workforce housing project will be located along North Lake Boulevard on a currently Vacant lot across from the Caliente Mexican Restaurant.
CURRENT SITE CONDITIONS
The commercial buildings that currently stand along North Lake Boulevard are old wood frame buildings constructed between 1945 and 1978. An analysis completed in 2015 noted that the structures are at or near the end of their economic lives. More importantly, the current site conditions do not support Best Management Practices (BMPs), and do not meet current environmental, energy efficiency, safety, or other regulatory standards.
