The commercial buildings that currently stand along North Lake Boulevard are old wood frame buildings constructed between 1945 and 1978. An analysis completed 11 years ago (in 2015) noted that the existing structures were at the end of their economic lives at that time. More importantly, the current site conditions do not support Best Management Practices (BMPs), and do not meet current environmental, energy efficiency, safety, or other regulatory standards.

PROJECT LOCATION
The project is located within the town center of Kings Beach that has been slated by the County of Placer and the Tahoe Regional Planning Agency for redevelopment. The hotel and retail will be built along North Lake Boulevard from Raccoon Street on the west to Fox Street on the East. The townhomes will be built along Fox Street and Salmon Avenue. The Deed Restricted Achievable Apartments project will be located along North Lake Boulevard on a currently vacant lot across from the Caliente Mexican Restaurant, which has been closed for two years.
