INTRODUCING
39°N is a vibrant new hotel, housing, restaurant/retail and community space right in the heart of Kings Beach. Walk to the lake or your favorite restaurant or coffee shop. Gather around an outdoor fire pit, browse the farmer’s market, or settle into your new home. With 8,300 square feet of retail space running along North Lake Boulevard, 39°N is being designed with walkability and easy access to transit in mind. Utilizing sustainable design practices and U.S. Green Building Standards, 39°N will be anchored by a 179-room hotel personalized to the Tahoe experience, offering a mix of 38 for-sale townhomes plus 62 units of for-rent workforce housing. The project is intended to bring a new energy to the Kings Beach core.
39°N will be built on land specifically designated for redevelopment by Placer County. The project follows the guidelines of the Tahoe Basin Area Plan and includes a multitude of enhancements and benefits including new visitor lodging opportunities, retail space for local and regional business, and much needed workforce housing – right in the heart of the Kings Beach community. It is our goal to fill the retail spaces with local businesses, coffee shops and restaurants and create a walkable community gathering space - a place for both visitors and locals to enjoy without the need to get in their cars and drive.
HOTEL
The hotel will fill a critical lodging need in the Kings Beach area – enticing visitors away from neighborhood short
term rentals and into the downtown Kings Beach core. Our market research shows that visitors to Kings Beach have been wanting a new hotel lodging option. Additionally, the Tahoe Basin Area Plan outlines the need for new, quality lodging on the North Shore - specifically within the Kings Beach town center that has been slated for redevelopment. 39°N will give visitors the opportunity to park their car, walk to the lake, and enjoy the dedicated retail and restaurant offerings that will be located directly along North Lake Boulevard. Placer County laid the groundwork for a walkable Kings Beach core with their $50 million in streetscape improvements completed in 2017. 39°N is the fulfillment of Placer County’s vision for a revitalized Kings Beach.
RESTAURANTS
& RETAIL
With the intent of revitalizing the Kings Beach downtown core, our goal is to fill the 39°N storefronts with your favorite local businesses and restaurants. It will be a walkable shopping and dining experience, with options for sidewalk cafes and gathering spaces including a firepit to enjoy.
TOWNHOMES
There will be a mix of 38 two- three- and four-bedroom townhomes offered for sale. The townhomes will be built adherent to U.S. Green Building Standards showcasing mountain modern aesthetic.
WORKFORCE HOUSING
39°N is very proud to offer 62 for-rent workforce apartment units located next to a TART (Tahoe Truckee Area Regional Transportation) transit stop. The units will be studio and one bedroom. The apartment building will have outdoor open space with on-site parking and carports. Apartments will be offered to community members working within the Tahoe Truckee Unified School District and deed-restricted to Achievable housing as defined by TRPA.
